Complicated land?
Start with what you know.
Property issues can make a land sale feel difficult to start. We review parcels with known complications around Louisville and nearby Southern Indiana. We cannot buy every property or resolve every issue, but a clear account of the situation helps us assess whether a purchase may be possible.
Back taxes and liens need a verified plan
Tell us about unpaid tax bills, notices or known liens. The amount, deadlines, lien priority and available proceeds can affect whether a sale is feasible. Obligations do not simply disappear with a cash sale. A title professional must verify what must be resolved and how the transaction can close.
Limited access changes the evaluation
A parcel without clear legal access may have fewer potential uses and buyers. A track across neighboring land is not proof of a recorded access right. Share deeds, easement references or surveys if you have them. We will not represent access as established until the relevant documents have been reviewed.
Utilities, restrictions and site conditions
No utilities, uncertain boundaries, recorded restrictions, dumping or flood exposure can change a buyer’s plans and costs. Give us the information available to you, including notices and existing reports. An initial discussion does not require you to fix the condition first, and an offer may include further review.
If you have a notice with a deadline
Keep the notice and seek timely guidance from the relevant authority or a qualified attorney. Contacting a buyer or receiving an offer does not pause a tax sale, foreclosure or other legal deadline. A potential purchase should be considered alongside the steps needed to protect your rights.
Every parcel has its own story.
Tell us the location and what you would like to accomplish.
